Procure Surface Solutions

MOISTURE MITIGATION & VAPOR CONTROL SYSTEMS

Most Floor Failures Don’t Start at the Surface — They Start Below It

Concrete is not dry — even when it appears dry.

Moisture vapor transmission, hydrostatic pressure, and substrate contamination are the leading causes of flooring system failure across commercial and industrial environments.

At Procure Surface Solutions, we engineer Moisture Mitigation & Vapor Control Systems designed to control moisture at the source — before it compromises your flooring system.

These systems are not optional upgrades.
They are critical control layers that determine whether your floor performs — or fails.

SYSTEM CLASSIFICATION

System Type:

Substrate Control & Moisture Management System

Function:

Vapor Suppression / Moisture Mitigation / Substrate Stabilization

Typical Thickness:

10–30+ mils depending on system

Service Environment:

Moderate to Severe Moisture Conditions / Interior Slabs / Below-Grade Structures

Traffic Rating:

Pedestrian to Heavy Industrial (depending on system integration)

WHY MOISTURE CONTROL MATTERS

Most flooring failures are not surface problems — they are substrate problems.

Uncontrolled moisture leads to:

  • Coating delamination and blistering
  • Efflorescence and salt migration
  • Adhesion failure between layers
  • Mold and microbial growth
  • Long-term degradation of concrete

The result:

  • premature system failure
  • repeated repairs
  • operational disruption

 ENGINEERED — NOT ASSUMED

At Procure, we do not assume a slab is dry.

We evaluate:

  • Moisture vapor emission rate (MVER)
  • Internal relative humidity (RH)
  • Slab condition and porosity
  • Presence or absence of vapor barrier
  • Environmental exposure conditions

This allows us to design a moisture control system specific to your project — not a guess.

TYPES OF MOISTURE MITIGATION SYSTEMS

Epoxy Vapor Barrier Systems

  • High-build epoxy moisture suppression system
  • Strong adhesion to prepared substrates
  • Designed for moderate to high moisture conditions

Moisture-Tolerant Primer Systems

  • Bond to damp or green concrete
  • Ideal for fast-track construction
  • Reduce delays in project timelines

Negative-Side Moisture Control Systems

  • Control moisture from below the slab
  • Used where external waterproofing is not accessible

 Ideal for:

Basements, below-grade structures, older buildings.

Breathable Moisture Management Systems

  • Allow vapor transmission while protecting surface
  • Used where permeability is required

 Often paired with:

Concrete sealing systems, Polished concrete systems

TRAFFIC & LOAD CLASSIFICATION

Moisture mitigation systems must be designed based on both moisture conditions and traffic demands.

  • Foot traffic areas with light operational use
  • Requires stable adhesion and surface integrity

Examples:

  • corridors
  • offices
  • institutional interiors
  • utility spaces
  • Rolling loads and increased abrasion
  • Requires systems that maintain adhesion under dynamic stress

Examples:

  • parking garages
  • loading zones
  • service corridors
  • light industrial spaces

 Typically integrated with:

  • epoxy flooring systems
  • polyaspartic systems
  • traffic coating systems
  • Continuous forklift traffic and high-impact loads
  • Requires advanced system design and integration

Examples:

  • manufacturing facilities
  • distribution centers
  • food processing plants
  • heavy industrial environments

Typically paired with:

  • urethane cement systems
  • high-build epoxy systems
  • reinforced broadcast systems

System selection is not based on moisture alone — it must align with both substrate condition and traffic demands.

TYPICAL APPLICATIONS

  • Warehouses and distribution centers

  • Food and beverage facilities

  • Commercial and institutional buildings

  • Parking structures and underground slabs

  • Mechanical and service rooms

  • Basement and below-grade environments

APPLICATION CONTEXT NEW BUILD, RETROFIT & RESTORATION

Moisture mitigation is critical across all project types.

New Construction (Pre-Installation Control)

  • Allows early flooring installation
  • Controls curing-related moisture
  • Prevents future system failure

Retrofit Applications (Existing Structures)

    • Stabilizes aging slabs
    • Prevents ongoing failures

Repair & Failure Remediation

  • Removal of failed systems
  • Substrate correction and preparation
  • Installation of vapor control layer
  • Reinstallation of flooring system

Without mitigation, failure will repeat.

Moisture problems do not fix themselves — they compound over time.

BENEFITS PERFORMANCE

  1. Prevents coating failure and delamination
  2. Extends flooring system lifespan
  3. Enables installation on high-moisture slabs
  4. Reduces contamination risks
  5. Stabilizes substrate for long-term performance

SYSTEM INTEGRATION

Moisture mitigation is a foundation layer, not a finish.

It integrates with:

  • Engineered Epoxy Flooring Systems
  • Urethane Cement Flooring Systems
  • Polyaspartic & Rapid-Cure Systems
  • Concrete Sealing & Surface Preservation Systems
  • Polished Concrete Systems
  • Substrate Engineering & Surface Preparation Systems

Without moisture control, these systems cannot perform reliably.

Industrial Applications of sun.

Independent by Design, we specify epoxy configurations based on performance alignment — not manufacturer limitation.

Serving commercial and industrial facilities across Whitby, Toronto, and the Greater Toronto Area.

When Epoxy Is NOT the Right Choice Systems

SURFACE PREPARATION REQUIREMENTS

  • Shot blasting (ICRI CSP 3–4)
  • Diamond grinding as required
  • Removal of contaminants and coatings
  • Crack and defect repair
  • Moisture testing and verification

Improper preparation is the leading cause of failure.

LIMITATIONS & SPECIFICATION NOTES

  • Not all systems resist extreme hydrostatic pressure
  • Moisture testing must be accurate
  • Installation conditions must be controlled
  • Incorrect system selection leads to failure

COMMON INDUSTRY MISTAKE

Most contractors skip moisture evaluation entirely.

They install coatings directly over concrete and hope it performs.

This is why floors fail within 1–3 years.

At Procure, moisture is addressed before any system is installed.

WHEN YOU NEED MOISTURE MITIGATION

Condition Recommendation
Unknown slab condition Moisture testing required
High humidity levels Vapor control system
Previous coating failure Moisture mitigation required
Below-grade slab Always evaluate
Fast-track construction Moisture-tolerant system

NOT OPTIONAL

Moisture mitigation is not an upgrade — it is often a necessity.

It is the difference between: long-term performance , premature failure
