Parking Garage, Traffic, and Pedestrian Coating Systems
Engineered Waterproofing and Structural Protection for Multi-Level and High-Traffic Infrastructure
Parking structures and pedestrian walkways are subject to some of the most aggressive environmental and mechanical stresses in the construction industry. These surfaces must handle the “dynamic loading” of moving vehicles, the abrasive friction of turning tires, and the corrosive attack of road salts and automotive fluids. At Procure Surface Solutions, we engineer traffic coating systems that act as a flexible, waterproof shield for the concrete and its steel reinforcement across the Greater Toronto Area.
We do not provide standard “pavement” sealers; we deliver multi-layered, elastomeric membranes engineered to bridge cracks and prevent structural oxidation.
Where Traffic Coating Systems — And Where They Don’t
Traffic coatings are specified based on whether the area is exposed to the elements (UV) and the intensity of the vehicle or foot traffic.
Ideal Applications:
- Multi-level parking garages (Upper decks, intermediate decks, and ramps).
- Pedestrian bridges and outdoor walkways.
- Mechanical room floors located above finished spaces.
- Stadium concourses and balcony decks.
- Exterior stairwells and rooftop parking.
Not Always Suitable For:
- Slabs on grade (ground level) with high hydrostatic pressure (requires specialized moisture-vapor primers).
- Heavy industrial fabrication zones (requires rigid Industrial Mortar systems).
- Substrates with structural “active” movement that exceeds the membrane’s elongation limits.
System selection must be based on “Elongation Properties” and “UV Stability”—not just color.
Why Garage and Pedestrian Surfaces Fail
The primary enemy of a parking garage is Corrosion. When water and road salts penetrate the concrete, they attack the steel rebar. As the rebar oxidizes, it expands, causing the concrete to spall and crack from the inside out.
Common causes of failure:
- Water Infiltration: Unsealed cracks allowing chloride-heavy water to reach the reinforcement.
- Dynamic Stress: The constant vibration and shifting of the structure causing rigid coatings to crack.
- Abrasive Wear: Turning tires “scrubbing” away the protective layer in high-traffic ramps and drive-aisles.
- UV Degradation: Sun exposure causing the coating to become brittle and lose its waterproof integrity.
The result:
- Expensive structural concrete repairs and rebar replacement.
- Water damage to vehicles parked on lower levels.
- Safety hazards due to slippery pedestrian paths and crumbling concrete.
Types of Traffic Coating Systems
We specify the system build based on the required “flexibility” and “traction.”

Our Approach to Traffic Engineering
At Procure Surface Solutions, we coordinate our installations to minimize parking and traffic disruptions.
- Structural Audit: Identifying “moving” cracks and joints that require specialized reinforcement.
- Mechanical Preparation: Achieving a CSP 3-4 through dustless shot-blasting to ensure a permanent bond.
- Crack Bridging: Utilizing high-elongation detail resins to reinforce structural weak points.
- Base-Coat Waterproofing: Applying the primary elastomeric membrane to seal the substrate.
- Wear-Layer & Aggregate: Broadcasting hard-wearing aggregates (silica or aluminum oxide) into the mid-coat for traction.
- UV Top-Seal: Finishing with a UV-stable topcoat to lock in the aggregate and protect against the sun.
Quality Assurance & Why Procure Surface Solutions
Parking and pedestrian infrastructure are long-term assets that require a “zero-leak” mindset. We treat every deck as a structural waterproofing project.
- Crack-Bridging Technology: Our systems are engineered to stretch and bridge cracks up to 1/16″ without losing their waterproof seal.
- Aggressive Slip Resistance: We prioritize pedestrian safety, engineering textures that provide maximum grip even in typical Canadian winter conditions.
- Structural Preservation: By stopping chloride penetration, we extend the lifecycle of your garage by decades.
- 45 Years of Combined Authority: We have engineered and protected complex multi-level structures across the GTA.
We do not install coatings—we engineer outcomes.

FAQs — Frequently Asked Questions in the GTA
Depending on traffic volume and maintenance, a high-quality system typically lasts 5 to 10 years before the topcoat needs to be refreshed. The base waterproofing membrane can last significantly longer if the wear-layers are maintained.
Yes. We identify the source of the infiltration—often a failed joint or a moving crack—and apply a multi-layered membrane system that creates a liquid-tight seal across the entire deck.
No. We engineer specific “Pedestrian Systems” that utilize a higher concentration of slip-resistant aggregates compared to the drive lanes, ensuring safety in lobbies, stairwells, and walkways.
